How the installment is calculated
Home loans are repaid in equal monthly installments on a reducing balance: EMI = P × r ÷ (1 − (1 + r)⁻ⁿ), where P is the loan, r the monthly rate and n the number of months. In the early years most of each installment is markup; the schedule shows how the balance falls year by year.
What the bank looks at
- Down payment — banks finance only part of the property value; the rest is your down payment.
- Income — banks usually limit installments to a share of your monthly income (often around 40–50%). The "income needed" line uses 40% as a rough guide.
- Rate — conventional loans are usually KIBOR plus a spread and change when KIBOR changes; Islamic (Diminishing Musharakah) home finance uses a rental rate calculated in a similar way. Government-backed housing schemes have had subsidised rates — check what is currently offered.
This gives an estimate. Processing fees, insurance, property valuation and legal costs are extra, and the bank's offer letter is final.
